New San Diego County Tool Aims to Simplify Search for Affordable Rentals, But Choices Remain Limited

San Diego County aims to assist individuals in locating affordable rental housing. That’s why it has launched an interactive map and website that conveniently lists all of your options in one place.

However, the range of choices available to you might be restricted.

The demand for affordable housing in San Diego County remains higher than the available supply. In an effort to provide more options, the county is investing millions of dollars into affordable housing.

Nevertheless, a number of San Diegans argue that affordability remains unattainable

The County Restricted Affordable Housing Map is an integral component of The County’s Housing Blueprint. It is focused on addressing the housing shortage in the region.

However, when CBS 8 conducted an investigation into potential affordable options, our search yielded disappointing results.

We made adjustments to the filters to cater to individuals with an annual income of approximately $70,000, looking for a one-bedroom apartment. According to Zip Recruiter, that’s the average salary in San Diego.

The map will give the following information:

  • Where the potential home is and pictures.
  • The number of units on the property and if it’s an apartment complex.
  • The number of bedrooms in a unit.
  •  Income limits and contact information for the seller.

There are only a few options available for this search, and eligibility may be limited to individuals who are at least 55 years old.

Sheri Jones, a real estate broker, believes that the online tool provided by the county could potentially offer some assistance. However, she emphasizes that it is not a solution to the pressing issue of bridging the affordability gap.

“That’s why a lot of people are getting frustrated,” Jones shared. “They’re asking where the affordable housing is. It exists. But you may not be able to qualify for it because you make too much money.”

“So if you make above that AMI (area median income) chart, you’re not considered within the boundaries of the AMI. Which means you’re not considered eligible for affordable housing at that point,” Jones explained.

The website provides a comprehensive list of available homes, including future options, as the demand for affordable housing in San Diego has resulted in wait times of up to 10 years for some renters.

San Diego County has made significant investments in affordable housing, with over 2,100 units already opened and another 3,300 units currently in progress.

Meanwhile, there may be some hope for San Diegans in need of affordable housing. For many, the anticipation lingers.
